M Arisa, an affordable residential development by Mah Sing Group Bhd in Sentul, has seen 98% of Phase 1 and 2 sold, according to its CEO Datuk Ho Hon Sang.
He notes that the RM652 million M Arisa was soft launched in November 2019, in conjunction with the opening of the sales gallery. The project on 3.3 acres of land is Mah Sing’s second affordable residential development in Sentul.
There are more than 1,590 units in two 55-storey towers. The units come in various sizes: 550 sq ft (1 room + 1 bathroom), 665 sq ft (1 + 1 room + 1 bathroom), 708 sq ft (2 rooms + 2 bathrooms), 802 sq ft (2 rooms + 2 bathrooms), 878 sq ft (3 rooms + 2 bathrooms) and 1,025 sq ft (4 rooms + 2 bathrooms).
The development is targeted at first-time home buyers, singles, young families, upgraders and investors aged 25 to 45 years old. The units are selling from RM380,000 or RM550 psf.
“Due to the pandemic, we did not proceed with the official launch of M Arisa to ensure everyone’s safety is prioritised. Phase 1 and 2 have 320 units each. It is a blessing that the response was overwhelming after the soft launch,” Ho tells City & Country in an email interview.
“It is also the first development in Sentul that comes with a multi-level sky garden, spanning over two acres of vertical greenery. We have adopted nature as our architecture and created a sanctuary where the modern home is integrated with the natural environment. There is an urban farming area at Level G, allowing the residents to do gardening within a high-rise development in the middle of the city.”
Phase 3 opened for sale recently. Its 320 units are now 62% sold.
The green theme runs through the development with various environmentally friendly features such as a centralised garbage disposal system, rainwater harvesting system, electric vehicle (EV) charging station and multi-level gardens. There are more than 40 amenities available, including an Olympic-size pool, co-working space, games room, KTV room and sky gymnasium.
“As we promote green and sustainable living, the rainwater harvesting system will be in place to recycle rainwater for gardening purposes, while sufficient EV charging stations will be provided for hybrid cars. M Arisa also provides a centralised garbage disposal system, with the sealed system, so residents do not have to worry about the smell and hygiene issue,” says Ho.
M Arisa is a fully residential development with no commercial component. It has a park-and-live concept, which allows residents living on Level 1 to 9 to go home directly without taking the lift. The express car park ramps enable direct access from the ground floor to Level 9. The development is expected to be completed by July 2024.
